Maintenance TechnicianLocation: Timberlake Apartments in Inman, SCSummary: The Maintenance Technician II supports the Community Manager and Maintenance Supervisor in maintaining the physical assets of the community. Responsibilities include general repairs, apartment make-readies, preventive maintenance, and assisting with renovation projects. This role may lead to promotion to Maintenance Supervisor. Must be flexible to work weekends, on-call, and some holidays.Key ResponsibilitiesPerform daily maintenance and repairs (electrical, plumbing, HVAC, appliances, drywall, pools)Complete work orders and prioritize service requestsCoordinate and execute apartment make-readies, ensuring units are ready for move-inConduct daily property walks to identify maintenance needs and safety hazardsMaintain curb appeal, grounds, and common areasAssist with preventive maintenance programs and equipment upkeepSupport inventory management and maintenance budget awarenessCoordinate vendor services and warranty workRespond to emergency maintenance issues (weather, fire, flood, etc.)Communicate effectively with residents, vendors, and team membersMay assist at other communities as neededQualificationsMinimum 3 years of general maintenance or 2+ years in multifamily housingExperience with HVAC, plumbing, electrical systems, appliances, and poolsEPA Certification required (Type II or Universal)Valid driver's license and reliable transportation for service callsStrong troubleshooting, organizational, and customer service skillsAbility to work independently and manage multiple prioritiesPreferredHigh school diploma or equivalent; trade school or certifications a plusCAMT certification or similarCertified Pool Operator (CPO) preferredExperience in painting and general carpentrySkills & AbilitiesAbility to handle multiple tasks in a fast-paced environmentStrong attention to detail and problem-solving skillsComfortable using tools and equipment such as gauges, meters, power tools, and appliancesProfessionalism and teamwork are essentialPhysical RequirementsLift and carry up to 50+ lbsFrequent standing, walking, bending, climbing ladders, and working outdoorsAbility to safely use tools, equipment, and PPEBenefitsFull-time employees are eligible for:Medical (HDHP & PPO), Dental, and Vision InsuranceShort- and Long-Term Disability + Life InsuranceHSA & FSA options401(k) Retirement PlanEmployee Assistance Program (EAP)12 Paid Holidays (including birthday)Up to 130 hours of PTOAbout NHE, Inc.: NHE, Inc., based in Greenville, SC, is a leader in multifamily property management.
